As a result, WELL is levered to the "beta" of the Aging of America. Most management teams would sit back and surf the beta - but Welltower has created an “all-in” culture, backed by significant and highly aligned incentives from the top of the house down to frontline employees.
Alpha: Welltower Business System = Right-Tail Outcomes
Senior housing has historically been a challenging real estate asset class to operate efficiently on a consistent basis. Operators have lacked the capital, talent, incentives, and operational density to justify institutionalizing their operations. Performance often hinged on operator acumen, with the property’s executive director typically serving as the key determinant.
Over the past decade, Welltower has invested in an operating platform it calls the Welltower Business System. We view this as Welltower’s “alpha,” as it enables operating partners to consistently perform in the right fat tail of senior housing outcomes.
Option: Disrupt a TAM-Rich Industry with Technology Investment
Over the long term, Welltower will evolve into the de facto platform for operating, developing, designing, and underwriting real estate. There is a significant opportunity to disrupt a TAM-rich environment currently dominated by costly, sub-par products. Several SaaS companies today dominate the real estate technology market (e.g., accounting, property operations, construction management). Their economics are poorly aligned with operators, and many have grown complacent in their dominant positions.
